Tract 4099 shall be incorporated into the existing SPIII lighting and landscape maintenance <br /> district prior to recordation of the final map unless an alternative such as an Community <br /> Facilities District is formed. <br /> nnnn. All taxes on the land shall be paid prior to improvement plan approval or final map approval, <br /> whichever comes first. <br /> 4. DEPARTMENT OF PUBLIC WORKS (Contact: Christopher Heylin (209)468-3000) <br /> a. The Traffic Impact Mitigation Fee will be required when parcels are developed.The fee is due and payable at <br /> the time of the building permit application. <br /> 5. ENVIRONMENTAL HEALTH DEPARTMENT(Contact:Jeffrey Wong[209]468-3420) <br /> a. A qualified environmental professional shall prepare a surface and subsurface contamination report, <br /> identifying any potential source of surface or subsurface contamination caused by past or current land uses. <br /> The report shall include evaluation of non-point source of hazardous materials, including agricultural <br /> chemical residues, fuel tanks, septic systems or chemical storage areas. A site assessment prepared in <br /> accordance with ASTM standards to assess the presence of any fuel, pesticide or chemical residue on or <br /> under the soil that is listed on the State or Federal list of toxic materials. The report shall be submitted to <br /> the Environmental Health Department at time of submittal of a final map (San Joaquin County <br /> Development Title,Sections 9-905.12 and 9-905.12M). <br /> b. All existing wells and septic systems to be abandoned shall be destroyed under permit and inspection by <br /> the EDH(San Joaquin County Development Title,Section 9-1110.3 &9-1110.4). <br /> C. Written confirmation is required from the Mountain House Community Services District(MHCSD) that <br /> the improvements have been constructed or financial arrangements have been made for any improvements <br /> for public sewer required by the agency. In addition, written confirmation from MHCSD that the agency <br /> has or will have the sewer capacity to serve the development is also required (San Joaquin County <br /> Development Title,Section 9-1100.3). <br /> d. The applicant shall provide written confirmation from the water providers that improvements have been <br /> constructed or financial arrangements have been made for any improvements required by the agency and <br /> that the agency has or will have the capacity to serve the proposed development said written confirmation <br /> shall be submitted prior to the issuance of a building permit (San Joaquin County Development Title, <br /> Section 9-1120.2). <br /> e. Any geotechnical drilling shall be conducted under permit and inspection by The Environmental Health <br /> Department(San Joaquin County Development Title, Section 9-1115.3 and 9-1115.6). <br /> 6. PACIFIC GAS AND ELECTRIC COMPANY(Contact:Justin Newell 916-594-4068) <br /> a. PG&E recommends the following language be expressly stated for the offer to dedicate Public Utility <br /> Easements(PUE): <br /> I/We the undersigned, as Owner(s) of the land shown hereon, do hereby state that I/we am/are the only <br /> person(s) whose consent is necessary to pass clear title to said land and do hereby consent to the <br /> preparation and recordation of this map and offer for dedication and do hereby dedicate for public uses the <br /> Public Utility Easements (PUEs) shown on this map for public utility purposes including electric, gas, <br /> communication facilities and all other public utility purposes; together with any and all appurtenances <br /> thereto, including the right from time to time to trim and to cut down and clear away or otherwise control <br /> any trees or brush. The PUEs hereby offered for dedication are to be kept open and free of buildings, <br /> structures and wells of any kind. <br /> The final map must contain a statement setting forth dedications and offers to dedicate interests in real <br /> property for public utility purposes.If the offer of dedication has terminated,or the local agency declines to <br /> accept it,the applicant maybe required to provide an easement in gross satisfactory to PG&E. <br /> 7.
