The roadway landscape construction plans shall be processed and approved by the MHCSD General <br /> Manager concurrently with the Improvement Plans for any phase on the Neighborhood development. <br /> mmm. Construction of the first phase of South Community Park shall begin no later <br /> than the time at which 50%of the dwelling units permits for Specific Plan III have been issued <br /> a building permit. The Park shall be completed no later than the time at which 80%of dwelling <br /> units for the Specific Plan III have been issued building permits. Completion time of park <br /> phases and/or the entire park may be modified by the MHCSD General Manager to reflect <br /> construction,weather,budget,or other public interest contingencies. This condition may also <br /> be satisfied through payment of the project's park fees through the CFD(as defined below). <br /> FIRE CODE COMPLIANCE <br /> rrr. Prior to the beginning of the final design of the facility,the Developer shall consult with Mountain House <br /> Fire regarding emergency access to the proposed development.Any requirements for emergency access <br /> shall be approved by MHCSD.Install fire hydrants per MHCSD Standards and State Fire Code.The <br /> project shall include on-site fire hydrants. <br /> sss.
