These tentative map approvals will <br /> expire on , which is 3 years from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with and (2) a Final Map has been filed with and <br /> accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> complied with prior to approval of the Final Map. Tentative Map Compliance: The Final Map shall be in substantial compliance with the Tentative Map dated <br /> June of 2023 by MacKay&Somps Civil Engineering(attached as Exhibit A),and all Conditions of Approval. <br /> 1. The project shall comply with applicable policies of the Mountain House Master Plan and all other <br /> applicable Community Approvals. <br /> 2. Minor modifications to street and lot configurations may be allowed by the Community Development <br /> Director without requiring a new subdivision map application or a Revision of Approved Actions <br /> application. <br /> 3. Secondary housing units are required to be designed and built within 10%of the homes built within this <br /> project. This project has designated 6 lots, including lots 2,4, 13,28, 57 &61,for the construction of a <br /> secondary unit as indicated on the Tentative Map. The Community Development Director may allow the <br /> location of the secondary units to be adjusted though the Building Permit process. <br /> Timing:Prior to Final Map approval and any other Development Approvals subsequent to the Tentative <br /> Map. <br /> b. Subsequent Approvals: All subsequent discretionary and ministerial approvals shall be subject to Design <br /> Consistency Review(DCRC) and shall be consistent with the conditions of approval for the Tentative Map, <br /> Pursuant to Chapter 9-205.8M of the County Development Code.The Final Map shall be recorded containing <br /> the following note: <br /> "All subsequent discretionary and ministerial approvals within the boundaries of this subdivision map shall be <br /> subject to Design Consistency Review (DCRC) and shall be consistent with the conditions of approval <br /> adopted for the Tentative Map." <br /> Timing:Prior to Final Map approval and prior to issuance of development permits. <br /> c.
