d. Final Map Digital File:A digital file of the Final Map shall be submitted to the County Survey Department. <br /> The digital file format shall be consistent with requirements of the County Assessor and Community <br /> Development Department GIS division. <br /> Timing:prior to approval of Final Map. <br /> e. Road Names:All subdivision road names shall be submitted to the Community Development Department for <br /> approval by the Director. Said road names shall comply with the"Standards for Road Names and Road Name <br /> Changes, Public and Private" of San Joaquin County. [Development Title Section 9-1150.18] Contact <br /> Rafedah Cardella in GIS at(209)468-3138. <br /> Timing:prior to approval of Final Map. <br /> f. Monitoring Program: The Final Map(s) shall comply with the Mountain House Master Plan and Specific <br /> Plan III San Joaquin County Mitigation Monitoring Program. <br /> g. Monitoring Agreement: The applicant or the applicant's assignee shall fund the Community Monitoring and <br /> Mitigation Monitoring Programs.The applicant or the applicant's assignee shall also fund the County's efforts <br /> to monitor compliance with the Tentative Map conditions of approval. [General Plan Community <br /> Organization and Development Policy(I 9)(j)] <br /> Timing:Ongoing. <br /> FEES <br /> h. General. Development within the project shall be subject to the payment of all applicable and lawfully <br /> enacted County fees. <br /> Timing:Ongoing. <br /> i. Affordable Housing. The applicant for all subsequent development within Neighborhood B shall pay the <br /> Affordable Housing Impact Fee in effect at the time of building permit issuance. Agricultural Mitigation Fees. The developer is responsible for paying the current Agricultural Mitigation <br /> fees as required pursuant to Chapter 9-1080 of the San Joaquin County Development Code. <br /> Timing:prior to Grading or Building Permit Issuance. <br /> LAND USE <br /> 1. Compliance with Fire Prevention Standards. The R/MH housing units shall each be provided with a <br /> residential fire sprinkler system, or an emergency access road complying with the Fire Access Road <br /> Standards, as adopted by the Board of Supervisors by Ordinance 4178, on November 8, 2002, these shall be <br /> provided around each building structure containing R/MH housing units. <br /> Timing.Condition shall be met prior to approval of building permits for R/MH or R/H housing units. <br /> in. Architectural Design Theme: A consistent architectural theme shall be used throughout the residential <br /> development project and implemented through Design Manuals.
