Timing: Improvement Plans approved by CDD and MHCSD prior to approval of Final Map for <br /> [Neighborhood A7J. <br /> n. Pedestrian Pathways: The Final Map shall maintain, as proposed, all feasible pedestrian connections to <br /> schools and at the end of cul-de-sacs. In instances where the proposed location of a through-block connection <br /> is determined by the Community Development Director to be in conflict with the health,safety and welfare of <br /> community residents,such connection may be eliminated. <br /> Timing:Improvement plans approved by CDD and MHCSD prior to Final Map approval <br /> o. Fire Access Road Standards: All streets shall comply with the San Joaquin County Fire Chiefs Association, <br /> Fire Access Road Standards as adopted by the Board of Supervisors by Ordinance 4178, on November 8, <br /> 2002. <br /> Timing:Improvement plans approved by CDD and MHCSD prior to Final Map approval. <br /> p. Public Area Landscaping and Architecture: The applicant shall submit a landscape theme in the landscape <br /> improvement plans for the Tentative Map. Landscaping themes shall be distinct for each neighborhood. <br /> Landscaping and architectural design of public areas shall implement the common design theme for the <br /> neighborhood and shall be consistent with the MHCSD Design Manual, Roadway Landscape Plans, and/or <br /> other applicable neighborhood design criteria. [SPIII Implementation Measure 4.5.3.3] <br /> Timing:Improvement Plans,Building Permits. <br /> q. Design Guidelines: All proposed single-family development shall comply with the applicable provisions of <br /> the Single Family Residential Design Manual, as amended. The Home Builder shall provide written <br /> evidenced of architectural approval by the Master Developer or its Design Review Committee, in its sole <br /> discretion. Compliance with DRC obligations shall be determined by San Joaquin County. [SPIII <br /> Implementation Measure 4.5.3.3] <br /> Timing:Condition shall be met prior to issuance of building permits. <br /> r. Right To Farm Recordation and Notification: The deed of each parcel and of each condominium unit shall <br /> include the following recording notification,as specified by San Joaquin County Ordinance 4217 which added <br /> Section 6-9004 et. seq. to Chapter 1 of Division 9 of the San Joaquin County Ordinance Code regarding the <br /> Right to Farm Notice: "All persons purchasing lots within the boundaries of this approved map should be <br /> prepared to accept the inconveniences or discomforts associated with agricultural operations or activities,such <br /> as noise, odors, insects, dust or fumes. San Joaquin County has determined that such inconveniencies or <br /> discomforts shall not be considered to be a nuisance." <br /> Timing:Prior to approval of Final Map. <br /> NOISE <br /> s. Outdoor Noise Levels: Best available noise reduction measures shall be implemented by the applicant to <br /> reduce noise levels in primary outdoor use areas(backyards)of new residential development to an Ldn of 60 <br /> dB. <br /> Timing:Inclusion of note on the Final map approved by CDD prior to Final Map approval,and inclusion <br /> of note on deed prior to issuance of building permits. <br /> t. Interior Noise Levels:Interior noise levels for housing proposed to be located in areas exposed to an exterior <br /> noise level of an Ldn above 60 dB shall be maintained at or below an Ldn of 45 dB. [SPIII Implementation <br /> Measure 11.2.3 b-f]; [Master Plan Implementation 11.3.1 (f)]. <br /> Timing:Compliance verified prior to the issuance of building permits. <br /> u.
