TRAFFIC AND TRANSPORTATION <br /> aa. The developer shall improve all streets shown on the Tentative Map and other transportation <br /> improvements as described in the following: <br /> • The street improvements shall include all street pavement, curbs, gutters, sidewalks, <br /> landscaping, lighting, signs underground utilities, etc. <br /> • The MHCSD may allow phase improvements subject to subdivision improvement <br /> agreement or bonding. <br /> bb. For the roadway fronting onto Lots 1-14, 110 and 111 and siding onto Lots 15 and 109, the <br /> developer shall construct full roadway improvement to the center line, a travel way in the <br /> opposite direction, all utilities, street lighting and a paved shoulder. Improvements shall be <br /> shown on improvement plans prior to approval. Improvements shall be constructed prior to <br /> the first building permit. <br /> cc. For the roadway fronting onto Lots 104-109 and Neighborhood B Park, the developer shall <br /> construct full roadway improvement to the center line, a travel way in the opposite direction, <br /> all utilities, street lighting and a paved shoulder. Improvements shall be shown on <br /> improvement plans prior to approval. Improvements shall be constructed prior to the first <br /> building permit. <br /> dd. To allow two points of access to the project the developer shall construct full roadway <br /> improvements for one lane to the center line a travel way in the opposite direction, all utilities, <br /> street lighting and a paved shoulder: <br /> • From the eastern boundary of Neighborhood Park B and the south end of Gobind <br /> Boulevard at Costa School. <br /> • From the intersection northeast of Lot 109 to Grant Line Road. The existing traffic <br /> signal at Grant Line Road and Prosperity Street shall be modified to accommodate <br /> traffic from the southern leg of this intersection. <br /> • Timing: Show on improvement plans prior to approval. The improvements shall be <br /> prior to the first building permit. <br /> ROADWAY <br /> ee. Roadway, streetscape, and landscaping shall be designed consistent with all Community <br /> Approvals including applicable provisions of the MHCSD Design Manual. Timing: the <br /> design plans associated with each phase of the development shall be completed and <br /> approved by the MHCSD General Manager prior to the approval of the Final Map for that <br /> phase. <br /> ff. All street cross sections shall meet all applicable State Fire Code requirements as <br /> determined by the MHCSD general Manager. Timing: Prior to improvement plan approval. <br /> gg. All roadways, which in this project shall be private, must meet the minimum 20' Paved width <br /> and be designed and constructed per the MHCSD acceptable-standards and specifications. <br /> hh. A sidewalk connectivity plan shall be shown and submitted for the entire project area and with <br /> the surrounding adjacent areas. This plan shall also address pedestrian access off roadway <br /> scenarios. <br /> ii. "No parking"signs or red curbs shall be installed in all areas where there is to be no parking <br /> allowed. Timing: Prior to acceptance. <br /> jj. Provide "Private Roads", "No Parking" and other private notice signage and poles and note <br /> on plans. <br /> kk. Show all handicap ramps and associated crosswalk and signage in all pertinent plan sheets <br /> prior to plan approval. <br /> II.
