All street lighting and street light photometrics shall meet MHCSD Standard Specifications and <br /> Details and Supplemental Specifications and Details: Street Lighting, Electrical and Traffic Control <br /> Devices. Public or Private Alley Lighting: If the alleys are to be illuminated with coach lights attached to the <br /> building, the lamp wattage shall be 45-50 watts, the lamps shall be hard wired into the building <br /> electrical system and controlled with a photocell. The coach light shall be wired so that the <br /> homeowner cannot turn off the light. Coach lights shall be maintained at the expense of the <br /> homeowner or by the HOA. Any phased development shall install all utilities required to serve the development. In addition, <br /> if any future adjacent or nearby phases of the development, or adjacent Neighborhoods, will <br /> depend on obtaining service from such utilities, then the utility lines shall be sized to serve these <br /> future developments. Any utility lines that are intended to be used by an adjacent development <br /> or neighborhood shall be installed up to the boundary line to make it available for future <br /> extension. <br /> ss. The developer shall extend existing pipelines to the project site as shown on the Master <br /> Sanitary Sewer Plan. <br /> tt. Water service to the common areas, if applicable, shall not begin without notifying MHCSD of <br /> the intent to start irrigation. The billing process must be set up before the water is turned on. <br /> Backflow prevention systems and applicable water meter facilities at the point of connection to <br /> the public water system as required by the MHCSD Standards shall also be installed. <br /> uu. Prior to issuance of the first building permit, design and construct storm drainage system in <br /> accordance with the requirements of the MHCSD Storm Water Master Plan and Storm Water <br /> Master Plan Amendments and Addendums. <br /> vv. Per MHCSD's ordinance, utilities not offered for dedication to MHCSD (or a public utility) shall <br /> be privately maintained. <br /> ww.Electrical transformers within residential Neighborhoods shall be in underground vaults,subject <br /> Resolution Template 01/2023 <br />
