SOIL SUITABILITY STUDY <br />Introduction <br />Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Ranjit Gill and Ravinder <br />Singh Dhilon to conduct a Soil Suitability Study and Nitrate Loading Study for the <br />property located at 150 West Frewert Road, Lathrop, California (Plate 1). <br />The Soil Suitability Study and Nitrate Loading Study are combined under this report <br />cover and presented as two sections of this report. The formatting of the report has <br />been designed to follow the recommendations of the San Joaquin County <br />Environmental Health Department as described in its Soil Suitability Study <br />Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br />The Soil Suitability Study was conducted to determine whether the soils are suitable for <br />use with a septic system. The study was performed according to the requirements of <br />Section 9-1105.2(d) of the San Joaquin County Development code. <br />Proposed Development <br />According to the draft Use Permit application, the proposed project will include the <br />following: <br />Convert the 34 acre parcel into a truck parking terminal with the capacity <br />to park a total of 677 trucks and trailers once fully developed. There will <br />be a new 1000 square foot office with bathroom facilities built. A new <br />scale and scale house. A new domestic well, septic system, and retention <br />basin will be built for the Project. The 3 large existing covered buildings <br />will be used for PHASE 2 covered truck parking. There is an existing <br />residence and a maintenance shed that will remain on-site as the tenants <br />facilities to be used for their private use. <br />A site plan of the proposed development is included as Plate 2 <br />Site Description <br />The Site is composed of Assessor's Parcel Numbers (APN) 191-230-12 and -14, a total <br />of 34.21 acres in size. The parcels' addresses are 150 and 212 West Frewert Road, <br />Lathrop. It appears that the address of 12333 Manthey Road has also been associated <br />with the Site. <br />Three large hay barns, a maintenance shop, a small house, a small house to be <br />demolished, and two aboveground storage tanks in covered storage are located on the <br />LOGE 2142 Page 1 <br />
