(AGI) has prepared this Work Plan for Soil and Soil-Vapor Sampling <br /> for the property located at 306 North Ham Lane, Lodi, California Tracy, California (site or <br /> subject property). Site structures and proposed assessment locations are illustrated in <br /> Figure 1. <br /> 1.0. INTRODUCTION <br /> A former dry-cleaning facility was located in Suite 308A at the site. An investigation at the <br /> site performed by Partner Engineering and Science, Inc. (Partner), including the collection <br /> of soil, soil-vapor, indoor air and groundwater samples, indicated low concentrations of <br /> dry-cleaning chemicals, most notably PCE (Tetrachloroethylene). <br /> According to Partner, PCE was "not detected in the analyzed soil and groundwater <br /> samples at concentrations exceeding regulatory screening criteria". PCE was reported in <br /> soil gas at concentrations ranging between 250 and 7,000 ug/kg and in sub-slab sample <br /> at concentrations between 2,000 and 13,000 ug/kg. Dry cleaning chemicals were reported <br /> in indoor air samples, though below regulatory screening levels. <br /> Based upon results of the samples collected by Partner, additional investigation is <br /> warranted. AGI is proposing the installation and sampling of temporary soil-vapor <br /> sampling points and the collection of soil and soil-vapor samples. Additionally, two sub- <br /> slab vapor points will be installed for the collection of soil-vapor samples. Soil and soil- <br /> vapor samples will be collected at multiple depths in each boring.
