Soil Suitability and Nitrate Loading Study <br /> JAMES LEE PROPERTY <br /> 9128 South Priest Road, French Camp, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study <br /> (Study) for the property located at 9128 South Priest Road, French Camp, California (site <br /> or subject property). The purpose of this Study is to determine the potential impact from <br /> nitrate loading and the suitability of the subsurface for an onsite wastewater treatment <br /> system (OWTS) due to the proposed development of an accessory dwelling unit (ADU), <br /> a septic system, and the future use of the property. The study was performed in <br /> accordance with the requirements of Section 9-1105.2(d) of the San Joaquin County <br /> Community Development Department (SJCCDD). The scope of work included a soil <br /> percolation test, groundwater sampling of the onsite domestic water well, review of <br /> published soil and groundwater information, local septic use and permit research and <br /> estimated nitrate impact to soil and groundwater at the site. The site and surrounding <br /> area are illustrated in Figure 1. A site plan depicting structures, the percolation test hole <br /> location, and the planned location of the proposed ADU and septic system are illustrated <br /> in Figure 2. <br /> 1.1. DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> Stockton West topographic map (7.5 Minute United States Geological Survey (USGS) <br /> Topographic Series, California). The site is located in the southeastern portion of <br /> Section 00, Township 1 South, Range 6 East, Mount Diablo Base and Meridian <br /> (Figure 1). <br /> The topographic map of Stockton West shows the property located at an elevation of <br /> approximately 20 feet above mean sea level in an area of low topographic relief. The <br /> regional slope of the area is relatively gentle and dips toward the northeast. The property <br /> is located on the east side of South Priest Road in French Camp, California. The site <br /> consists of a 2.42-acre parcel identified as San Joaquin County Assessor Parcel Number <br /> (APN) 193-220-780-000. The current land use type of the property is single-family <br /> residential, and the current zoning is Rural Residential (R-R). The property is situated <br /> within the unincorporated community of French Camp, California in the central portion of <br /> San Joaquin County, California. <br /> The existing structures on the site include an approximately 1,476-square foot dwelling <br /> with a storge shed, and a domestic water well. The property is supplied potable water <br /> from the existing domestic water well located east of the existing residence (Appendix A; <br /> Figure 2). <br /> 1.2.
