The proposed ADU and septic system are <br /> planned to be located in the western and northwestern portions of the property. The ADU <br /> will be located adjacent north of the existing residence and the septic system leach field <br /> will be located over 100 feet from the onsite water well. The proposed locations of the <br /> ADU and new septic system are depicted in Figure 2. No additional development is <br /> proposed for the property. <br /> 1.3. PARCEL VICINITY LOCATION MAP <br /> San Joaquin County Assessor's Map Book 193 Page 22 depicts the site parcel (APN 193- <br /> 220-780-000) in the northern portion of the page. The parcel is bordered to the east by <br /> vacant land (193-220-790-000). The parcel is bordered to the north and south by <br /> residential (193-220-070-000 and 193-220-090-000). The property is bordered to the west <br /> by South Priest Road. Beyond South Priest Road is agricultural land (193-220-360-000). <br /> The parcel vicinity map and a satellite overview map are included in Appendix A. <br /> 1.4. SITE MAP <br /> A plan of the specific site features (i.e., structures, drives, wells, septic systems, large <br /> trees, pastures, etc.) is illustrated in Figure 2. <br /> 2.0. PRESENT AND PAST USAGE OF SITE <br /> The property contains a vacant residence and has been used for residential purposes <br /> since its construction in 1925. Prior to residential development, the property was <br /> undeveloped and was likely used for agricultural purposes or was vacant. <br /> 2.1. POTENTIAL SITE PROBLEM ASSESSMENT <br /> The water supply for the property is currently provided by the existing onsite domestic <br /> water well. The well is over 50 feet away from the existing septic system. The proposed <br /> septic system will be installed over 100 feet away from the onsite domestic water well and <br /> all surrounding water wells (Figure 2). The development of an ADU and new septic system <br /> will not affect water being supplied to the property. <br /> 3.0. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> 3.1.
