the suction underground piping indicates the presence of the tank being situated underground (aka <br /> underground storage tank [UST]).The owner of the tank was listed as Ronald Laub and the tank was <br /> classified as a farm motor vehicle fuel tank. The GeoTracker database record was dated June 1988. <br /> No additional information related to closure or removal of the tank was provided in GeoTracker. <br /> According to interviews conducted during the course of the Phase I, Mr. Hayden Webster (current <br /> owner) and Ms. Carrie Heilbrun (current Hospital Administrator), stated they were unaware of the <br /> presence of an UST on-site. According to Mr. Webster, the previous owner who purchased the <br /> property around 2010 reportedly no longer has documentation from the original owner (who has <br /> passed). Therefore, no record regarding the UST was provided by subject property management. <br /> Additionally, no record regarding the UST was on-file with San Joaquin County. <br /> No documentation was available to indicate whether the tank was removed and if soil samples were <br /> collected and analyzed for the presence of petroleum hydrocarbon impacts. During Partner's <br /> reconnaissance of the subject property, no clear indication of an UST was observed. Based on the <br /> absence of data to confirm whether the tank was removed,or site conditions at the time of a potential <br /> tank removal, the possibility exists that the UST, and/or impacts may remain in place at the subject <br /> property. <br /> Based on the lack of information regarding the disposition of the reported UST or site conditions at <br /> the time of removal, the reported UST at the subject property is considered a REC. <br /> Based on available information from the SWRCB Geotracker database for a nearby Leaking Underground <br /> Storage Tank (LUST) cleanup site (facility identification number T0607700009) located approximately <br /> 1,700 feet north of the subject property, groundwater in the vicinity of the subject property is anticipated <br /> to be first encountered at 80 to 90 feet below ground surface (bgs) with inferred flow direction to the <br /> west. The subsurface is expected to consist of a varying combination of sand, silt, and/or clay to at least <br /> 20 feet bgs. <br /> Objective <br /> The objectives of the project will be to identify the location of on-site UST(s), tankhold(s), and/or other <br /> associated features and to evaluate the potential impact of petroleum hydrocarbons and/or volatile organic <br /> compounds (VOCs) to soil and/or soil gas as a consequence of a release or releases from the potential on- <br /> site UST. <br /> To investigate the identified REC, Partner will conduct a Phase II Subsurface Investigation.The investigation <br /> scope will include a geophysical survey and the advancement of three borings (131 through 133) to facilitate <br /> the collection and analysis of soil and/or soil gas samples. <br /> Scope <br /> Sampling procedures will generally conform to the requirements of the San Joaquin County Environmental <br /> Health Department (SJCEHD), the SWRCB, the Department of Toxic Substances Control (DTSC), and the <br /> United States Environmental Protection Agency (EPA). A state-certified laboratory will analyze the samples <br /> and the project will be performed under the responsible charge of a qualified Partner representative. <br /> Page 2 PARTNER <br />
