(Development Title Section 9-501.030) <br /> 2) All easements of record shall be shown on the Parcel Map. (Development Title Section 9- <br /> 505.080) <br /> 3) The remainder parcel shall be designated and labeled as "Designated Remainder" on the <br /> Parcel Map. (Subdivision Map Act Section 66445) <br /> 4) An Irrevocable Offer to Dedicate Road to result in a Twenty-five foot (25')wide right-of-way <br /> from the centerline of Mello Avenue to the property line shall be required across the <br /> frontage of Parcel 1. The Irrevocable Offer of Dedication shall be made on the Parcel Map. <br /> (Development Title Section 9-608.060) <br /> 5) For future development of"Designated Remainder" improvements [including but not limited <br /> to: roadway widening, shoulder, curb gutter and sidewalk, water/storm drainage/sewer <br /> facilities] shall be provided in accordance with the County development requirements for <br /> "Section 600: Infrastructure Standards and Service Financing" of the San Joaquin County <br /> Development Title, and shall be noticed by a statement on the Parcel Map and by a <br /> recorded Notice of Minor Subdivision Restriction. (Subdivision Map Act Section 66424.6 <br /> Informational Notes: <br /> (i.) At the time the parcels are developed, the developer shall provide drainage facilities in <br /> accordance with the San Joaquin County Development Standards. <br /> (ii.) Any construction activity that results in the disturbance of at least one (1) acre of soil shall <br /> require a State NPDES construction permit. Dischargers whose projects disturb 1 or <br /> more acres of soil or whose projects disturb less than 1 acre of soil and is not part of a <br /> larger common plan of development, are required to obtain coverage under the current <br /> General Permit for Discharges of Storm Water Associated with Construction Activity. <br /> (iii.) This property is subject to the requirements of San Joaquin County Mosquito & Vector <br /> Control District (209-982-4675) and the California Health and Safety Code for the <br /> prevention of mosquitoes.
