(Partner), on behalf of Mister Car Wash has prepared this Geotechnical <br /> and Phase II Subsurface Investigation Work Plan for the property addressed at 101 West Lathrop Road, <br /> Lathrop, California 95330 (herein referred to as the "subject property"). <br /> Project History <br /> Partner completed a Phase I Environmental Site Assessment Report(Phase 1) for the subject property, dated <br /> September 4, 2024, on behalf of CWP California Corp., a Delaware corporation, its affiliates, successors, <br /> subsidiaries and assigns. Based on the information reviewed and the site reconnaissance, the subject <br /> property consists of a portion of one parcel of land comprising 1.1 acres located on the west side of South <br /> Harlan Road, the north side of West Lathrop Road, and the east side of Old Harlan Road within a residential <br /> and commercial area of Lathrop, San Joaquin County, California. The subject property is currently vacant <br /> land. <br /> According to historical sources, the subject property was previously undeveloped as early as 1915, was land <br /> associated with a farm from at least 1932 to 1937, and has been vacant land since at least 1949. It appears <br /> that the vacant land has been kept graded and cleared since at least 1968. <br /> The following recognized environmental condition (REC)was identified in the Phase l: <br /> • The eastern adjoining property is a fueling station regulated by the San Joaquin County Environmental <br /> Health Department (SJCEHD). Two 10,000-gallon gasoline and two 10,000-gallon diesel underground <br /> storage tanks (USTs) were installed at the facility in 1989 and remain active. According to information <br /> provided in the regulatory database report and records available on the SJCEHD online database, <br /> various UST, hazardous waste, and Hazardous Materials Release Response Plan (HMRRP) inspections <br /> have been conducted at the facility between 2013 and 2023. Several violations were recorded during <br /> these inspections, all of which are listed as returned to compliance. The adjoining property's USTs and <br /> dispensers are located approximately 25 feet from the Parent Parcel boundary and approximately 40 <br /> feet from the subject property boundary. While no releases from the USTs, piping, or dispensers have <br /> More Than Just Assessments.Solutions. <br />
