index from the prec ing year of the second t( of this lease, <br />starting with the third year of the lease in the Second Term, but <br />shall not exceed the monthly sum of ($6,500), SIX THOUSAND FIVE <br />HUNDRED DOLLARS. In the event rent is not paid within five (5) <br />days after due date Lessee agrees to pay a late charge of $200.00 <br />plus interest at 10% per annum on the delinquent amount. Lessee <br />agrees to pay $10.00 for each dishonored check. Rental for the <br />third and fourth term shall be adjusted (annually) by the consumer <br />price index increase based upon the initial base index used in this <br />lease at the start of each term. <br />6. Lessee shall pay all personal property taxes levied after <br />the commencement of the lease and during the terms thereafter. In <br />addition, lessee shall pay one-half (1/2) of all real property <br />taxes. , <br />7. Lessee shall pay for (1/2) share of utilities and the <br />other occupant shall pay (1/2) of utilities, and Lessor shall not <br />be liable therefor. <br />B. Use of parking areas and cleaning and maintenance of <br />common areas shall be the responsibility of Lessee and the other <br />occupant. Each shall pay maintenance costs equally. Lessor shall <br />have no responsibility therefor. <br />9. Lessor shall be reepcnsible for maintenance of fuel tanks <br />and lines now installed on the premises. Lessee shall maintain all <br />electrical, plumbing and other systems associated with the portion <br />of the building occupied by Lessee and used for fuel dispensing to <br />customers.
