As the chillers and their components undergo routine inspection, maintenance and daily
operation generally problems relating to chillers are already known.
Items to be checked would include water temperature sensors, flow switches and chiller
initiated alarm points.
Fluid Coolers
Check water temperature sensors.
Power
Each phase of the commercial power is to be verified and calibrated.
The electrician is to have measuring equipment sufficient to get voltage and
amperage readings without performing mathematical calculations.
Example: That means if a phase has 3 feeders then the amp meter needs to fit around all 3
feeders at one time.
It is not acceptable to measure each feeder and add them together.
The exception to this would be that if the physical arrangement of the feeders were such
that is impossible to measure all feeders at once.
If the electrical service switchgear is equipped with factory provided metering devices
than that is an acceptable measuring method.
Generators
Each phase of the generator's voltage and amperage is to be verified as described for
power.
The generator alarms should be tested for actual alarm conditions as much as possible.
It is not possible to test all generator alarms for actual conditions however..
In those cases the alarm wires serving the BAS are to be shorted as close to the alarm
source as possible.
While this may only verify alarm relays and wiring, it is in some cases the best that can
reasonably be done.
5
