All interior tenant improvements shall require a Tenant Improvement Building Permit from the <br />Building Division prior to the commencement of any tenant improvement construction. <br />15. All roof mounted equipment shall be screened from viewpoints originating at project property lines <br />and/or from the viewpoints of motorists on Roth Road. All roof top equipment, with cross-section <br />details, shall be submitted and shown on the Building Permit plans. <br />16. The Applicant shall promptly remove any graffiti from buildings, walls and fences, etc. <br />17. Applicant shall maintain landscaping in a healthy, weed free condition in substantial conforma nce <br />with the approved landscaping plans. <br />18. The project shall comply with all applicable site development, parking and landscaping provisions <br />contained in Title 17 Zoning of the Lathrop Municipal Code. <br />19. A Grading Permit from the Building Division is required prior to the commencement of any site <br />grading or site work. <br />20. A Building Permit from the Building Division is required prior to the commencement of any <br />construction activity. <br />21. The applicant shall secure and comply with all applicable federal, state and local l icenses, permits, <br />authorizations, conditions, agreements, and orders prior to or during construction and operation, as <br />appropriate. <br />22. Unless otherwise specified, all conditions of approval shall be complied with prior to the issuance <br />of any Building Permits. <br /> <br />PUBLIC WORKS <br /> <br />1. Applicant shall retain the services of a California licensed civil engineer to design the utility plans <br />for sewer, water and storm drain lines and systems. <br />2. Applicant shall submit hydrology and hydraulic calculations and plans for on-site storm water <br />system to the City for review and approval. The retention basin must be sized per City Standards <br />for the entire area that is tributary to the basin. <br />3. Applicant shall install as part of their onsite improvement all necessary Best Management Practices <br />(BMP’s) for post construction in accordance with City guidelines and standards. The BMP’s must <br />be in place prior to final occupancy. <br />4. Applicant shall submit plans and information for the sanitary sewer system to the City for review <br />and approval. Applicant shall secure sufficient sewer treatment capacity for the project. Sewer <br />treatment capacity is tracked in interceptor sewer units or ISU’s; the Applicant shall pay all costs <br />associated with the transfer of ISU’s to the project site. <br />5. Applicant shall construct an off-site sewer from the project property to the frontage at 11800 Harlan <br />Rd and construct a public pump station at that location. The Applicant shall size the sewer to <br />accommodate the ultimate flows for the surrounding areas. Applicant is eligible for partial <br />reimbursement from users who connect to this line. The Applicant shall enter into a reimbursement <br />agreement with the City. The sewer system shall be constructed prior to any occupancy being <br />granted.
