2.4 Other Findings
2.4.1 Long Industrial Use of Site
Operations included the use of petroleum products, solvents, adhesives, and other
chemicals as well as being listed on the RCRA database as having generated
chlorinated solvent wastes. Facility personnel interviewed during the Environ Phase I
ESA had no knowledge of the former use of chlorinated solvents.
Sage collected soil samples from either below the floor slabs or as near the preferred
location but outside of the building for a total of four(4) locations: one (1) from the
current hazardous waste storage area, one (1) from the former paint booth area, and
two (2) from the former Aboveground Storage Tank(AST) area. These samples were
analyzed for volatile organic compounds (VOCs).
2.4.2 Historical Site Use for Agriculture
The ENVIRON report stated that the site was used for agricultural purposes from at
least 1939 until the early 1960's and that several structures may have been located on
the western portion of the site. These structures may have been storage sheds for
pesticides, herbicides and either heating oil or fuel oil for farm vehicles.
Sage collected one (1) soil sample from the hand auger location in the vacant field
located on the western portion of the Subject Site. The sample was analyzed for
pesticides and herbicides.
2.5 De Minimis Conditions
No de minimus conditions were observed or reported that required further
investigation.
2.6 Existing Environmental Conditions (Baseline)
2.6.1 Onsite Sumps
Two oil water separator sump systems are located on the Subject Property. One (1)
sump is located at the southeast corner of the Subject Property. Sage attempted to
collect sediment from four compartments associated with the sump; however, no
solids were present in the sump at the time of the investigation. The second sump is
located on the northwest portion of the Subject Property. The sump has four
compartments lying in an east/west direction. The first compartment(NE Sump
Field) is on the interior of the Subject Property approximately 250 feet east of South
Beckman Road. The other compartments (Sump NW1 field and Sump NW2 Field)
are located approximately 40 feet east of South Beckman Road.
