5 <br /> a <br /> Chapter IV, Specific Use Guidelines, contains design guidelines and standards for specific categories of <br /> land uses that may locate within the project site,consistentwith the general requirements contained in <br /> Chapter Il relative to the siting of specific land uses within each of the four functional development areas. <br /> Chapter IV breaks the land use into the following broad categories: <br /> Airport Related Uses: <br /> These are uses which either support the airport activities(such as corporate jet centers,aircraft <br /> sales/maintenance/storage,and airport parking)or uses which use the airport in support of their <br /> business(air cargo, couriers,flight schools,and other corporate uses). Within the Airport East Area, the <br /> Airport Related Use Line defines the zone for Airport Related Uses. In addition,the Airport South Area, <br /> a portion of the Airport West Area, and the southeastern corner of the Air Metro Park Area are within the <br /> Airport Related Use Zone. Those uses located in this zone have the opportunity for direct runway <br /> access. <br /> Office/Research and Development: <br /> Office/Research and Development uses are envisioned to occupy a large portion of the Airport East <br /> Area. The development of these smaller, more highly articulated buildings will occur in the areas with <br /> the highest public visibility. It is envisioned that the majority of these buildings will be a single story. <br /> However,multi-story buildings are also encouraged to add variety to the massing in the Airport East <br /> Area. <br /> Working Campus: <br /> Within the Airport East Area, a minimum 50-acre parcel has been designated for development by a <br /> working corporate campus user. In addition,there are opportunities near the east and west parks-for <br /> additional working campuses. The design of multiple building sites requires special attention to <br /> integrating a collection of buildings into the overall site fabric,while at the same time creating a place <br /> within a place. <br /> Industrial/DistributionNVarehouse/AirCargo: <br /> These uses,which are characterized by high bay,single-story buildings with large open floor areas,are <br /> currently incorporated into the Air Metro Park. It is envisioned that <br /> manufacturing/distribution/warehouseuses will continue to infill the available parcels in the Air Metro <br /> Park area and a significant portion of the Airport East Area,as well as expansion in the Airport South <br /> Area, <br /> Retail/Service: <br /> Retail/Service activities include stores,restaurants,support services,and hotels. The envisioned_ <br /> location for these uses is at the intersection of Qantas Lane and Arch-Airport Road, the primary <br /> gateway to the Airport East Area. The intent for this small, approximately 15-acre retail area is to <br /> develop uses for the daily convenience of people who work at and visit the Stockton Metropolitan Airport <br /> business district,as well as for people traveling on State Route 99. <br /> While Chapter III looks at overall design elements of the Airport site, Chapter IV addresses various design <br /> elements of individual projects within the bigger picture Airport development,and does so based on land <br /> use category.
