■ 65"acres of commercial-retail, use, 75 acres of industrial office, and 172 acres of ! <br /> + industrial warehouse in the Airport East property, <br /> € ■ -78 acres in the Air Metro Industrial Park, and t <br /> ■ 66 acres at Farmington Fresh. <br /> The assumptions regarding development shown in Table 3-1 have been made because the <br /> Fproposed project does not include a specific proposal for the precise amounts and locations of <br /> commercial, industrial, and recreational uses. The assumptions for 2015 form the basis of the <br /> quantitative analyses conducted for this EIR. These development assumptions are based on the <br /> E ' estimated level of development that could be absorbed within the Master Plan area as well as the <br /> ++ level of development that could be accommodated by the proposed circulation system while still <br /> Fr achieving acceptable levels of service. <br /> Airport East <br /> 1 <br /> The 445-acre Airport East property is generally located in the northeast corner of the Master <br /> Plan area, north of the airport runway. The area is currently vacant or in agricultural production. <br /> Fj This area is currently designated P, I/L, and C/FS, and is proposed for designation as AP/X and <br /> C/FS. As discussed above, the C/FS designation is outside the airport property. The San Joaquin <br /> F3 County Board of Supervisors has enacted an Option to Lease with a private developer for <br /> commercial and industrial development of the Airport East Property. <br /> p The Master Plan assumes that, by 2005, 100 new acres of commercial and industrial uses <br /> would be developed on this property. By 2015,the Master Plan assumes that an additional 212 acres <br /> would be developed, for a total development area of 312 acres. Long-term development, 30 to 40 <br /> years beyond 2015, is estimated at an additional 40 acres for a total of 352 acres. As described <br /> above,development of this area would be subject to adoption of a Special Purpose Plan that specifies <br /> the precise amount and location of commercial, industrial, and recreational uses proposed for the <br /> Airport East property. The Special Purpose Plan would also contain the proposed circulation <br /> network for the Master Plan area, including the backbone structure specified in the proposed Master <br /> Plan. This plan will be subject to separate environmental review by the County. <br /> �A <br /> The proposed project would involve the filling of approximately 9,250 linear feet of Weber <br /> Slough located in the Airport East property. Approximately 490 linear feet of this fill has already <br /> been placed in conjunction with the creation of a new channel (i.e., relocated Weber Slough) along <br /> the eastern edge of the airport site parallel to SR 99. A Negative Declaration on the project to <br /> relocate the slough was prepared by the San Joaquin County Community Development Division and <br /> adopted in July 1995. Two small sections of the abandoned section of Weber Slough have been <br /> backfilled and a pipe was installed to maintain water contact between the old and new sections of <br /> F11 <br /> Weber Slough. <br /> Stockton Metropolitan Airport Project Chapter 3.
