r <br /> -3- <br /> The Addendum identifies the two sub-areas as follows: <br /> Planning Area 1: Air Metra Park areas outside the Airport Operation Area (AOA)fence (the general <br /> development area); and <br /> Planning Area 2: Air Metro Park areas inside the Aircraft Operation Area (AOA)fence. <br /> Within Planning Area 1,„.1and uses include warehouse/distribution, research and development, <br /> office, industrial/flex, manufacturing, and various Airport-related activities. Development standards <br /> and design guidelines for this area focus on completion of the circulation network; definition and <br /> enclosure of the streetscape; improved.signs„landscaping, and fencing; and establishment of <br /> standards for building and site design. <br /> Within Planning Area 2, land uses include Airport-related activities such as corporate jet centers, <br /> aircraft sales/maintenance/storage, aircraft parking, and all uses that utilize the Airport in support of <br /> their businesses. such as air cargo, couriers, and flight schools. ..Uses within this area "inside the <br /> fence” have the opportunity for direct runway access. Development standards and guidelines for <br /> projects "inside the fence" focus on architectural style and building color; location and screening of <br /> storage areas; plane and ground vehicle movement and access; and siting guidelines for portable <br /> trailers and commercial coaches. <br /> Although both sub-areas are located within the Air Metro Park,they are quite different, given their <br /> relative location "inside"or"outside"the AOA fence. As a result,the Addendum contains different <br /> design guidelines and standards, as well as land use regulations for each area.
