SCREENING: Screening shall be provided and comply with the following: <br /> (1) Al! storage materials and related activities, including storage areas for trash, shall be enclosed by <br /> - a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen. (Development Title Section 9-1022.4[e][2][A]) <br /> k. SIGNS: The sign plan titled Travel Centers of America Exterior Sign Program and dated December <br /> 20, 2002, is approved as.part of this project(Development Title Section 9-1710.40]). Signs shall be <br /> consistent with the Flag City Special Purpose Plan for signs (PP-94-2). That plan prohibits pole <br /> signs for individual projects. All portions of any sign shall be set back a minimum of five(5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Gabriel Karam, 468-3000) . <br /> a. The applicant shall apply for.abandonment of a portion of Banner Street after project approval <br /> and prior to the issuance of building permits. A utility easement shall be dedicated to the County <br /> ,over existing utilities. <br /> b. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> c. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards CW-C11 or CW-C12 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> d.. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is$170.16 per daily trip-end <br /> generated in the Lodlarea. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution <br /> R-00-433) <br /> e. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> f. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. The Final Site Plan is <br /> required upon submittal of verification. <br /> g. The applicant shall obtain a Storm Water Pollution Prevention Plan (SWPPP) permit from the <br /> State Water Resources Control Board prior to the beginning of any construction. <br /> h. The existing lots shall be shown on the improvement plan. The lot merger shall be in <br /> conformance with the California Subdivision Map Act. <br /> i. The applicant shall install an emergency access gate at the cul-de-sac on the west terminus of <br /> Banner Street. <br /> j. The applicant shall enter into an agreement with San Joaquin County that allows the emergency <br /> iaccess to be converted to a permanent egress when warranted by traffic conditions. <br /> Conditions of Approval -3 - PA-02-244 <br /> M <br /> F . <br />
