BATES RD, TRACY) <br /> This is a General Plan Map Amendment and Zone Reclassification to change the <br /> General Plan and Zoning designation of a 21-acre parcel from Rural Residential to <br /> Residential-Very Low Density. The applicant has not indicated an underlying project for <br /> the property. <br /> The project site is located on the south side of Bates Road, at the southwest corner with <br /> Chrisman Road, east of Tracy. <br /> Wastewater Study <br /> The Environmental Health Department is requiring a wastewater study to determine the <br /> feasibility of the proposed package treatment plant. The study must be approved before I <br /> the project is heard by the Planning Commission. <br /> County Water Policy <br /> The Department of Public Works requires the developer to demonstrate that the <br /> proposed General Plan Amendment meets the County Water Policy prior to the item <br /> being heard by the Planning Commission. <br /> If the project is found to comply with the County Water Policy and the requirements of <br /> the Environmental Health Department are met the Community Development Department <br /> will recommend that the Planning Commission refer the General Plan and Zone <br /> Reclassification to the Board of Supervisors with a recommendation of approval. <br /> In order to approve the General Plan Amendment the Board of Supervisors will have to <br /> determine that the internal consistency of the General Plan is maintained in adoption of <br /> the proposed General Plan Amendment. <br /> General Plan Policies <br /> Locational Criteria for very Low Density Residential Volume I pp IV-1$ <br /> The General Plan states, "Appropriate in urban communities for large lot development, <br />
