b) APPROVED USE: This approval is for the construction of a 17,000 square foot church for <br /> up to 300 people and office facility as shown on the Site Plan dated April 1, 2004. (Use <br /> Type: Religious Assembly, Community) <br /> c) STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be included. <br /> (Development Title Section 9-1135) <br /> d) PARKING: Off-street parking shall be provided and comply with the following: <br /> i) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete <br /> or Portland cement concrete to provide a durable, dust free surface. Bumper guards <br /> shall be provided when necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1015.5[e]) <br /> ii) A minimum of 100 parking spaces shall be provided, including four (4) accessible <br /> spaces, one of which shall be van accessible. Accessible spaces shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24). (The Religious Assembly— <br /> Community use type requires 0.33 space per seat) (Development Title Section 9- <br /> 1015:3) <br /> iii) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> iv) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and <br /> twenty (20) feet long. (Development Title Section 9-1015.5[b]) <br /> e) LIGHTING: Lighting shall be provided and comply with the following: <br /> i) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed.
