NOA specifically disclaims responsibility for any unauthorized use of <br /> this report. <br /> 4W <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> r { 1.1 Description of Site <br /> f The subject property is located west of Interstate 5, east of Bird Road, approximately one mile south <br /> of 11`' Street. The property consists of a 256.80-acre parcel (APN 239-110-04). No address is <br /> associated with the subject property parcel. <br /> According to the San Joaquin County Community Development Department web site,' the subject <br /> f property is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This zoning <br /> designation"is established to preserve agricultural lands for the continuation of commercial agricultural <br /> enterprises." <br /> Location maps of the subject property are attached to this report as Appendix A. Photographs of the <br /> subject property are attached to this report as Appendix B. <br /> 1.2 Proposed Development <br />` Cochran Properties plans to split the lot into four, 40-acre parcels, and one 96-acre parcel.
