Surface&Subsurface Contamination Report Page 2
Sandhu Farms
Project No. 655.1
August 15,2012
The Property is being subdivided into 7 lots as shown on the maps in Appendix
A. Each lot has an area of roughly 40 acres. The subdivision was undertaken
for the convenience of the owner and no change in land use is anticipated.
Present and Recent Use of the Property
In general, the Property consists of a large orchard almond of trees. The almond
trees are drip-irrigated with water supplied from a nearby lined ditch irrigation
and associated piping of the Banta-Carbona Irrigation District. An onsite
irrigation water supply well is also available, but currently is stripped and idle.
There are two on-site farm-building complexes, both of which he near the private
road that forms the north boundary of the Property. For the purposes of this
report, the northwest complex is referred to as building complex 1 while the
northeasterly site is building complex 2. Buildings described in the report are
associated with a number in parentheses, which corresponds to an index on the
site sketch map in Appendix A.
A detailed description of the Property is in Section 4.0, but the following points
summarize items identified as being of actual or potential environmental
concern.
Outdoor Installations
• An irrigationistorm water runoff pit near the northeast corner of the
Property prevents the discharge of excess water to adjacent properties and
is not believed to represent an environmental concern.
• An exploratory gas well situated on Lot 2 was drilled in 1974 and was
properly abandoned as a dry hole. It does not represent an environmental
concern.
• The irrigation water well at the southwest corner of the Property is open
and poses a safety concern but is not an environmental threat.
• The use of two aboveground fuel tanks located on a concrete apron near
the barn (8) does not appear to have resulted in a hazardous release.
Similarly, the storage of pesticides in this area does not appear to have
resulted in a hazardous release. Two waste oil containers adjacent to the
barn are improperly stored, but the absence of intense oil staining
suggests they is unlikely to have resulted in impact to the underlying soil.
A drum and a smaller container of waste oil are stored on the ground
2937 Veneman Ave.,#B240 Geo-Phase Environmental Inc.
