This EIR also included a programmatic evaluation of the Permanent <br /> Wastewater Recovery Facility, to be implemented over the long-term build out of this <br /> - # Specific`Plan. <br /> CITY OF TRACY-WESTSIDE CHANNEL OUTFALL SYSTEM ENVIRONMENTAL <br /> NTAL <br /> DOCUMENTATION <br /> j <br /> f <br /> PMC was retained by the City of Tracy to provide environmental documentation and <br /> permitting assistance for the Storm Drainage Master Plan Amendment No. 1 in the City of ! <br /> Tracy. The project consisted of an existing and planned system of open channels, storm <br /> drains, and detention basins to collect and convey stormwater runoff generated within the <br /> Westside Channel Watershed to a point of outfallat the Old River, north of the City. Key <br /> issues included water quality, biological resources and noise associated with pumps. PMC } <br /> 4 <br /> was responsible for preparing an initial stuffy to support a mitigated Negative Declaration. <br /> Permitting assistance included acquisition of a U.S. Army Corps of Engineers Section 404 <br /> permit, Section 401 certification from the Regional Water Quality Control Board and a 1603 <br /> streambed alteration permit from the California Department of Fish and Game. <br /> Fill. Key <br /> P issues included water quality, biological resources and noise associated with pump . <br /> s <br /> _ j <br /> CITY OF MODESTO—ANNUAL UPDATE AND GROWTH MANAGEMENT PLAN <br /> F.; <br /> Pacific Municipal Consultants is currently serving as the consultants to the City of Modesto <br /> for the preparation of the annual update to the city's urban growth management plan. The ! <br /> review process includes preparation of a land use inventory, mapping, analysis of historic <br /> absorption rates in properties in various land use classifications, and the preparation of <br /> projection for future absorption. The report will be used by the City Council in establishing <br /> a five-year inventory of vacant and agricultural land and areas available for future <br /> development. As the Consultant, PMC is responsible for all aspects of the report, including <br /> public participation. The report is being conducted in collaboration with the City Council'sFr I <br /> community development and Housing Committee. The report will be reviewed by the <br /> entire City Council for potential actions in May 2001. <br /> TRACY <br /> FI PMC staff;prepared numerous updates to the City's Zoning Ordinance, including provisions <br /> focusing on residential growth management, residential development standards, hillside <br /> development, adult businesses, surface mining and reclamation, and development <br /> application processing. Subdivision ordinance modifications included processing provisions <br /> for parcel land tentative maps, submittal and review of improvement plans and final maps, i <br /> and financing procedures.
