QUALIFICATIONS <br /> OAKDALE <br /> PMC staff was hired by the City of Oakdale to develop a clear and usable Specific Plan <br /> Ordinance, designed to set parameters for the contents and detail levels of the specific plan <br /> documents. Additionally, PMC is currently providing staff services for the review and <br /> analysis of nine Specific Plan areas within the City that are proposed for development. <br /> Fi CITY OF TRACY—OLD RIVER/WEST TRACY SPECIFIC PLAN <br /> Under contract to the City of Tracy, this project involves critical review of a specific plan <br /> F being proposed by San Joaquin County for a large project area (approximately 10,000 acres) <br /> adjoining the City. The specific plan considers the potential development of agricultural <br /> lands for light industrial, commercial and residential use. PMC's role includes review of <br /> Ftechnical and other planning documents produced by the County, attendance at community <br /> workshops on behalf of the City, and working closely with City and County planning staff to <br /> discuss issues of.mutual concern. <br /> 4 { N <br /> . CIN OF ESCALO , ANNEXATION <br /> Under contract to the City, PMC prepared the necessary environmental documentation to <br /> process the annexation of a 14-acre church project, including a general plan amendment <br /> and rezone to facilitate existing and future uses. PMC staff prepared the Initial Study and <br /> Negative Declaration, and facilitated communication between the City, San Joaquin County <br /> LAFCo, and the California Department of Fish and Game. <br /> 4 CITY OF TRACY, TRACY HILLS SPECIFIC PLAN ANNEXATION <br /> l ,f PMC staff assisted the City of Tracy in annexing approximately 2,400 acres to the City. The <br /> Specific Plan provides for a wide range of land uses, including residential, commercial, <br /> office, light industrial and open space/recreation. PMC prepared a municipal services plan <br /> F." addressing how the City would ensure provision of key services and infrastructure, and <br /> made presentations to the San Joaquin County LAFCo Commission. Key annexation issues <br /> involved water supply planning and the sequential development of lands within the project <br /> area. <br /> a <br />' CITY OF TRACY, TRACY LEARNING CENTER ANNEXATION <br /> j 1 PMC is preparing an EIR for the Tracy Unified School District's planned Tracy Learning <br /> Center,.a 61-acre campus designed for up to 2,400 K-12 students. Annexation issues focus <br /> on provision of key City services (including water and wastewater to be provided by the <br /> k City) and coordination of improvement requirements with other planned developments in <br /> the project area. <br /> F41 CITY OF ESCALON—COVENANT CHURCH ANNEXATION <br /> Under contract to the City, PMC prepared the necessary environmental documentation to <br /> process this annexation. . The 14-acre proposal, adjacent to the city limits, involved an <br /> ri annexation, general plan amendment and rezone to facilitate existing and future uses <br /> proposed by the church. The project proposed 32,000 square foot building footprint, 98 <br /> 4 parking spaces and a five-acre "open improved area" proposed for landscaping and passive <br /> �r recreation.
