(2) A minimum of 21 parking spaces shall be provided, including one van accessible space, for Phase One. Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title 24).(2 parking spaces are required for every 1,000 square feet of building area and .5 parking spaces are required for each employee)(Development Title Section 9-1015.3) f. ACCESS: Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty (20) feet wide. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1020.5) (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent(5%) of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. A minimum of four(4)trees shall be planted for Phase One, evenly spaced throughout the parking lot. (4) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. i. SCREENING: Screening shall be provided and comply with the following: (1) Unless otherwise specified, all storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of- way. Said screening shall be six (6)to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet above the adjacent screen. (Development Title Section 9-1022.4[e]) (2) Screening shall not be required for a storage area that abuts an existing industrial use or property designated on the General plan Map for industrial use, provided the storage area is not adjacent to an existing residential use or property designated on the General Plan Map for residential use or a public street.
