j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any comer cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> k. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) A grading plan shall be submitted and approved and a grading permit issued by the Building <br /> Inspection Division prior to performing any excavation or filling of earth material. <br /> (2) Provide parking for the physically disabled. The space shall be located as close as possible <br /> to the primary entrance (C.C.R., Title 24). <br /> (3) Provide identification signs for the parking space including the 'tow away" sign at each <br /> entrance or visible from each space (C.C.R., Title 24). <br /> (4) The slope of a parking space shall not exceed '/. inch per foot (C.C.R., Title 24). <br /> (5) Provide one van parking space. <br /> (6) Provide restrooms conforming with all disabled access requirements (C.C.R., Title 24) <br /> Uniform Plumbing Code, Table 4-1. <br /> (7) Provide engineered plans for new structure, accessible restrooms, and parking. <br /> (8) All recommendations of the Subdivision Soils Report shall be incorporated into the <br /> construction drawings. <br /> (9) A copy of the Soils Report shall be submitted to the Building Inspection Division, Plan Check <br /> Section, at the time of the final submittal. <br /> I. CALIFORNIA FIRE CODE: The following California Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit. <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of NFPA 1142 of the <br /> National Fire Code. <br /> (2) Fire sprinkler systems shall be installed according to Chapter 9 of the California Fire Code and <br /> the appropriate standards and guides adopted in California Building Code and the Claifomia <br /> Electrical Code. <br /> (3) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (4) Fire extinguishers shall be installed in accordance with California Fire Code, section 906. <br /> (5) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property.
