DEPARTMENT OF PUBLIC WORKS (Contact Staff: Alex Chetley, [209] 468-3023) <br /> a) The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards to prevent the increased runoff release rate of storm water from <br /> discharging onto other properties and to prevent offsite sediment transport. Retention basins <br /> shall be fenced with six (6) foot high chain link fence or equal when the maximum design depth is <br /> 18 inches or more. Required retention basin capacity shall be calculated and submitted along <br /> with a drainage plan for review and approval, prior to release of building permit. (Development <br /> Title Section 9-1135) <br /> b) The developer shall modify and maintain the frontage landscaping within a fifteen (15) foot snipe <br /> of the driveways to meet the height limitation of no more than three (3)feet above the street curb <br /> at Bozzano Road. (Development Title Section 9-1020.3 (a) (3) (C) (iii)) <br /> c) The Traffic Impact Mitigation Fee for this development is not required due to the previous use <br /> being more intensive. <br /> d) The Regional Transportation Impact Fee for this development is not required due to the previous <br /> use being more intensive. <br /> e) The Water Supply Facilities Impact Mitigation Fee shall be required for this development. The fee <br /> is due and payable prior to issuance of the building permit. The fee will be based on the current <br /> schedule at the time of payment. The fee shall be automatically increased on January 1 of each <br /> year through the year 2015 at the rate of 4.55 percent. (Development Title Section 9-818.4 and <br /> Resolutions R-91-327, R-94-185 and R-97-5) <br /> f) A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> g) Verification shall be obtained from the Solid Waste Division (468-3066)that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is <br /> required upon submittal of verification. <br /> h) Prepare and implement a Storm Water Pollution Prevention Plan (SWPPP) meeting the <br /> requirements of the State Water Resources Control Board (SWRCB). Applicant shall file a Notice <br /> of Intent (NOI) with the SWRCB and comply with the State "General Permit for Storm Water <br /> Discharges Associated with Construction Activity". The Waste Discharge Identification Number <br /> (WDID), issued by SWRCB, shall be submitted to Public Works for file. Permit Registration <br /> Documents (PRD) shall be filed with the SWRCB. A copy of the approved SWPPP and all <br /> required records, updates, test results and inspection reports shall be maintained on the <br /> construction site and be available for review upon request. <br /> NOTE: This property is subject to the requirements of San Joaquin County Mosquito &Vector <br /> Control District (209-982-4675) and the California Health and Safety Code for the prevention of <br /> mosquitoes. Best Management Practices (BMP)guidelines for stormwater devices, ponds and <br /> wetlands are available. <br /> All future building permits for projects located within a Special Flood Hazard Area at the time of <br /> permit issuance shall meet the San Joaquin County flood hazard reduction requirements (Title 9, <br /> Chapter 9-1605) and all requirements of the State of California (CCR Title 23) that are in force at the <br /> time of permit issuance. As an example,these requirements may include raising the finish floor <br /> elevation one foot above the expected flood level and/or using flood resistant materials. <br />
