F <br /> 3. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Gabriel Karam,468-3000) _ <br /> a. All improvements shall be in conformance with the Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include a grading plan for <br /> each individual lot, if applicable. These improvement plans and specifications are subject to plan <br /> check and field inspection fees and must be approved by the Department of Public Works prior to <br /> approval of the Final Map. (Development Title Sections 9-240, 9-910, 9-1100; Resolution 92-814) <br /> b. If improvements referred to herein are not completed prior to the approval of the Final Map, the <br /> subdivider shall execute an agreement with the County of San Joaquin to ensure the completion of <br /> improvements within one year after filing the Final Map. (Development Title Section 9-1100.3U]) <br /> c. All interior streets and cul-de-sacs shall be dedicated, named, and improved to County standards <br /> and specifications for 50-or 60-foot-wide right-of-way local or collector residential streets. <br /> (Development Title Sections 9-857.4, 9-1150.2(d)(3), and 9-1150.5(b)) <br /> d. Jack Tone Road shall be improved on the subdivided side to County standards for an 84-foot-wide <br /> right-of-way minor arterial street. In addition, a median lane(left-turn lane)shall be constructed and <br /> striped at the center of Jack Tone Road, as required by the traffic study. Dedication to result in a 42- <br /> foot-wide right-of-way from the centerline of Jack Tone Road is required along the frontage of the <br /> subdivision. Brandt Road shall be improved on the subdivided side to County standards for a 60- <br /> foot-wide right-of-way collector residential street. (Development Title Sections 9-857.4, 9- <br /> 1150.2(d)(3), and 9-1150.5(b)) <br /> e. A terminal drainage system shall be provided to meet the requirements of the County and to provide <br /> adequate drainage for the subdivision. (Development Title Section 9-1135.2 and Flood Control <br /> Division) <br /> f. The project shall be served by a public water system conforming to the requirements of the <br /> Environmental Health Department,the Lockeford Community Services District, and the Department <br /> of Public Works. The system shall provide adequate domestic and fire water supply in conformance <br /> with the requirements of the County Fire Warden and the local fire district. A"will serve"letter from <br /> the Lockeford Community Services District shall be provided. (Development Title Section 9-1120.2) <br /> g. The project shall be served by a public sewer collection and treatment system constructed in <br /> conformance with the requirements of the Environmental Health Department, the Lockeford <br /> Community Services District, and the Department of Public Works. A"will serve"letter from the <br /> Lockeford Community Services District shall be provided. (Development Title Section 9-1105.2) <br /> h. Street lighting shall be provided for the subdivision and the intersection of Brandt Road and Pestana <br /> Drive, the intersection of Jack Tone Road and San Pasquel Way, and the intersection of Jack Tone <br /> Road and Dawson Road. (Development Title Section 9-1150.11) <br /> i. The subdivider is subject to the Drainage Trust Fund Fee(Area No. 26B),which currently is <br /> $6,519.00 per acre. The fee shall be automatically adjusted January 1 and July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record. Sheet 26 <br /> of the Master Storm Drainage Map by Psomas and Associates(January 1992)shall be revised to <br /> reflect the proposed storm drain. If the revision is approved,a credit for storm drainage that <br /> conforms may be allowed. The fee shall be paid prior to recording the Final Map for each phase. <br /> j. Adjustment to improvements shall be made to provide for two-way traffic and for temporary cul-de- <br /> sacs as well as utility systems modification to conform to County standards where the subdivision is <br /> to be recorded in phases. <br /> Conditions of Approval -3- SU-00-1 <br />
