(5) In the future, Jack Tone Road and Kettleman Lane will require the installation of a traffic signal <br /> and road widening. The project's fair share percentage is 1.3 percent of$150,000.00(signal) <br /> and $100,000.00(widening), which will total$3,250.00. <br /> The applicant shall eater into a secured agreement with the County to pay the fair share amounts <br /> stated above. A fee of$450.00 is required for preparing the agreement. <br /> u. The applicant shall perform an analysis of the intersection of Brandt Road and Pestana Drive to <br /> determine the need for a left-turn lane. If the analysis determines that a left-turn lane is required, <br /> then the applicant shall build a left-turn lane for the intersection, as specified by the analysis. The <br /> left-turn lane shall be built at the time the analysis directs. A stop sign warrant shall be performed at <br /> the intersection of Jack Tone Road and Brandt Road. <br /> i <br /> v. All lots shall be elevated by imported fill to a minimum elevation of 94 feet NGVD-29. In addition, a <br /> report shall be submitted to Public Works which defines the 100-year flood elevation and the limits of <br /> the 100-year floodplain for Bear Creek. Information from the revised preliminary Flood Insurance <br /> Rate Map, community panel number 060299 0170 B, dated January 8, 2001, shall be incorporated <br /> into the study. The report shall detail any other measures that must be taken to protect the entire lots <br /> from flooding from Bear Creek. (Flood Control) <br /> w. Access rights shall be dedicated and restricted for residential lots along Brandt Road. (Development <br /> Title Section 9-1150.5) <br /> 4. ENVIRONMENTAL HEALTH DEPARTMENT(Staff Contact: Ted Norgard, 468-3443) <br /> a. Written confirmation is required from the Lockeford Community Services District that improvements <br /> have been constructed or financial arrangements have been made for any improvements for public <br /> sewer required by the agency. In addition,written confirmation is required from the Lockeford 1 <br /> Community Services District that the agency has or will have the sewer capacity to serve the <br /> development. (Development Title Section 9-1100.3) s <br /> i <br /> NOTE: The Lockeford Community Services District letter dated May 16, 2001, indicates a lack of <br /> available sewer credits. <br /> b. The applicant shall provide written confirmation from the water providers that improvements have <br /> been constructed or financial arrangements have been made for any improvements required by the <br /> agency and that the agency has or will have the capacity to serve the proposed development. Said <br /> written confirmation shall be submitted prior to the issuance of a building permit. (Development Title <br /> Section 9-1120.2) <br /> NOTE: The Lockeford Community Services District letter dated May 16, 2001, does not clearly state <br /> that adequate supplies of water are available for this project. <br /> c. Destroy any abandoned wells under permit and inspection by the Environmental Health Department. <br /> (Development Title Section 9-1115.5[e]) <br /> d.
