Item No. 1 <br /> PC: 11-5-92 <br /> SU-91-15 <br /> Page 11 <br /> (4) The oaks shall be managed under the direction of a qualified arborist or biologist <br /> according to "Living Among the Oaks: A Management Guide for Landowners' <br /> (UCCE, 1988). <br /> (5) Prior to the start of construction, all trees selected for conservation shall be <br /> identified and protected by barriers placed at least six feet outside of the tree's <br /> dripline. Barriers shall be five feet high and shall remain in place throughout the <br /> project's construction phase. <br /> (6) A homeowners' association shall be established to manage and maintain the <br /> common open spaces, including maintenance of existing and newly planted <br /> replacement native oaks. Maintenance shall consist of species selection, <br /> planting, and short-term (three years) cultivation and shall be carried out by a <br /> qualified arborist or biologist. Information regarding these homeowners' <br /> association responsibilities shall be placed in the Covenants, Conditions, and <br /> Restrictions (CC&Rs). <br /> (7) Except as otherwise noted, all the above Conditions shall be complied with prior <br /> to the County's acceptance of the subdivision's improvements. <br /> �k <br /> f. The homeowners' association shall: be responsible for preserving the depth, stability, f <br /> water quality, and aesthetics of the project's lake and its banks and regulating the use ' <br /> of the lake for the benefit of homeowners. The maintenance of the lake shall comply with f <br /> the Mitigation Measures contained in the project's Environmental Impact Report(ER-90-3). 4 <br /> Information regarding these homeowners' association responsibilities shall be placed in <br /> the Covenants, Conditions, and Restrictions (CC&Rs). 1{ <br /> g. The Sharon Road Specific Plan shall be abandoned prior to the approval of the Final <br /> Map. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. All improvements shall be in conformance with the Improvement Standards and i <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. (Development Title Section 9-910.2) <br /> b. If improvements referred to herein are not completed prior to the approval of the Final P <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin which <br /> will ensure the completion,of improvements within one year after filing the Final Map. <br /> (Development Title Section 9-1100.3) <br /> - i <br /> G.
