Sharon Drive shall be dedicated and improved on the subdivided side to conform to its <br /> adopted Specific Road Plan, or the Specific Road Plan shall be amended. Jack Tone <br /> Road shall be improved on the subdivided side to County standards for an 84-foot-wide <br /> right-of-way minor arterial street. Brandt Road shall be improved on the subdivided side <br /> to County standards for a 60-foot-wide right-of-way collector residential street. <br /> (Development Title Section 9-857.4) <br /> e., A storm drainage study shall be provided for the area bounded by State Route 12188 to <br /> the north and west,Tully Road to the northeast, Bear Creek to the southeast, and Brandt <br /> Road to the south. The developer shall deposit with the County funds for all costs, as <br /> estimated by the Department of Public Works' Public Facilities Division, prior to Public <br /> Works preparing or contracting for the required study. A community detention <br /> pond/terminal drainage system which designates the lake as a detention pond to mitigate <br /> peak flows(include drainage from all areas in the study) shall be provided. (Development <br /> Title Section 9-1135.2) <br /> f. The project shall be served by a public water system conforming to the requirements of <br /> the San Joaquin County Public Health Services' Environmental Health Division, the <br /> Lockeford Community Services District, and the Department of Public Works. A Vill- <br />' serve' letter from the Lockeford Community Services District shall be provided. <br /> (Development Title Section 9-1124.2) <br /> g. The project shall be served by a public sewer collection and treatment system <br /> constructed in conformance with the requirements of the San Joaquin County Public <br /> Health Services' Environmental Health Division, the Lockeford Community Services <br /> District, and the Department of Public Works. A 'will-serve' letter from the Lockeford <br /> Community Services District shall be provided. (Development Title Section 9-1105.2) <br /> h. Street lighting shall be provided for the subdivision's internal streets and the frontage of <br /> Brandt Road and Jack Tone Road. (Development Title Section 9-1150.11) <br /> i. A County Service Area shall be formed prior to the approval of the Final Map to provide <br /> for the operation, maintenance, and improvement of storm drainage and street lighting <br /> facilities. A joint maintenance agreement for maintenance of the lake shall be executed <br /> between the Department of Public Works and the homeowners' association. <br /> (Development Title Section 9-1100.5) <br /> j. The subdivider is subject to Drainage Trust Fund Fees (Area No. 26B), which currently <br /> i are$5,161.00 per acre. The fee shall be automatically adjusted January 1 and July 1 of <br /> each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record. This subdivision is subject to the conditions of the Right-of-Way Contract <br /> dated September 15, 1983. (Development Title Section 9-1100.3) <br /> k. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,235.00 per single-family dwelling unit in the Lockeford area The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br />
