The setback distance from the <br /> Proposed building and each property line needs to be shown on the Site Plan. <br /> Si ns <br /> The applicant is proposing to construct a new sixty(60) square foot(12'x 4'9") monument sign on <br /> the parcel with the restaurant on Country Club Boulevard. In order to construct a sign for the <br /> church at this location, the parcel will have to be merged with the adjacent parcel where the <br /> church currently resides. Otherwise, the new sign would be considered "off-premises"sign which <br /> is not permitted in the C-N zone. Development Title Section 9-1710.4 (d)states that one <br /> freestanding sign per parcel shall be permitted for each street frontage on the parcel and that <br /> freestanding signs shall not be placed closer than fifty(5) feet from any other freestanding sign. <br /> There is an existing pole sign on the restaurant parcel advertising the restaurant. Development <br /> Title Section 9-1710.40} states that the requirements of[the Chapter) may be modified by the <br /> Review authority in cases in which, due to the unusual nature of the development proposal, the <br /> requirements set forth may be considered insufficient or excessive. This modification may be <br /> reviewed under the same Site Approval proposed for the expansion to the church. In making the <br /> decision, the Review Authority must fine the following are true: <br /> • The proposed signs are consistent with the size of the facility and related structures, the <br /> location of the public access to the development and other signage in the vicinity. <br /> • The height, size and number of proposed signs are the minimum required to identify and <br /> direct the public to the activities services and products available. <br /> If the applicant proposes to modify the sign requirements of the Sign Chapter, the Site Plan and <br /> Application would meed to be revises to include such a request. Sign details would also need to <br /> be included. <br /> Li titin <br /> The applicant is proposing parking lot fighting on poles. Development Title Section 9-1015.5.9 9 <br /> (2) (g) states all off street parking areas within commercially-zone projects, and projects where <br /> minimum standards: <br /> the parking area is used at night, shall be provided with exterior lighting which meets the following <br /> • The equivalent of one (1) foot candle of illumination shall be provided throughout the <br /> parking area; <br /> • All lighting shall be on a time clock or photo-sensor system; <br /> • Parking lot luminaries shall be high pressure sodium vapor within ninety(90) degree cut- <br /> off and flat lenses; and <br /> • All lighting shall be designed to confine direct rays to the premises. No spillover beyond <br /> the property line is permitted, except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. <br /> Nei hborhood Ovoosition. <br /> The Community Development Department is in receipt of six letters and a petition with thirty-two <br /> signatures in opposition to this project. They are requesting a public hearing to address their <br /> concerns to the Planning Commission.
