Barricades on Hillview Street in Bojoli Estates shall be removed, and the portion of the <br /> existing cul-de-sac outside the 34400t-wide roadway for Hillview Street shall be removed, <br /> disposed, and regraded, as shown on the drawing submitted by the developer to Public <br /> Works on August 14, 1991. <br /> C. An offer of dedication of groundwater rights is required. <br /> d. Water meters shall be installed on all water services. <br /> Ordinance Re uirements: <br /> The Ordinance Requirements listed below have been identified as pertinent to this project. Other. <br /> Ordinance Requirements may also apply. Ordinance Requirements cannot be modified. <br /> e. All improvements shall be in conformance with the improvement standards and <br /> specifications of the County of San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. <br /> f. If improvements referred to herein are not completed prior to the approval of the Final <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin which <br /> will ensure the completion of improvements within one year after filing the Final Map. <br /> g. Erb Court, Erb Way, Hillview Street, and Walnut Court shall be dedicated and improved <br /> to County standards for a 50400t-wide right-of-way farm or estate subdivision street with <br /> an asphalt concrete dike for drainage, and a 50-foot-radius cul-de-sac on Walnut Court <br /> and Erb Court. <br /> h. Bates Road shall be improved on the subdivided side to County standards for a 50-foot- <br /> wide right-of-way farm or estate subdivision street across the frontage of Lot No.'s 14 and <br /> 15 and the "designated remainder." The construction of the frontage improvements will <br /> be deferred upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to the estimated construction costs prior to approval <br /> of the Final Map. A $250.00 fee currently is required for processing, per Planning Title <br /> Section 9-10502, in addition to a copy of the Grant Deed, legal descriptions of Lot No.'s <br /> 14 and 15 and the Designated Remainder, and an estimate for the required frontage <br /> improvements. The estimate and legal descriptions shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form to be supplied by the Department <br /> of Public Works and submitted to Public Works for approval. As an option, Public Works <br /> will prepare the drawing and estimate for an additional fee of$100.00. <br /> i. A community detention pond drainage system shall be provided to meet the requirements <br /> of the County and to provide adequate drainage for the subdivision. <br />
