The developer shall provide a public water system conforming to the requirements of the <br /> San Joaquin County Public Health Services (Environmental Health Division) and the <br /> Department of Public Works. The system shall conform to the approved Fairoaks <br /> Domestic Water Facility Plan. <br /> k. The property shall annex to County Service Area No. 44 and form a zone for storms <br /> z drainage prior to approval of thb Final Map to provide for the operation, maintenance, and <br /> f. improvement of storm drainage and water facilities. <br /> I. The Traffic Impact Mitigation Fee.will be required for this subdivision. The fee currently <br /> is $2,164.00 for each single-family dwelling unit in the Tracy area. The fee shall be <br /> automatically adjusted annually by the Engineering Construction Cost Index as published <br /> by the Engineering News Record on July 1 of each year. <br /> M. This subdivision is approved for recording as a single unit. Phasing is not approved. <br /> n. A Preliminary Soils Report is required in accordance with County standards for the <br /> purpose of determining the R-Value for the design of the roads. <br /> o. The subdivider shall agree to and shall pay service fees for the County provided utility <br /> services in an amount equal to the estimated fees for the period from the time the <br /> improvements are accepted until the effective date of assessment on the tax roll. Deposit <br /> of the fees shall be submitted at the time of acceptance of the facilities by the County. <br /> Y. <br /> p. All utilities shall be underground except power transmission facilities of 35 KV or greater. <br /> Public utility easements shall[be provided along the road frontage of the subdivision and <br /> as required by the public utility companies. <br /> q. Ali traffic signs and markings shall conform to the Manual on Uniform Traffic Control <br /> Devices and San Joaquin County standards, and they shall :be shown on the <br /> improvement plans. <br /> r. Street lighting shall be provided for all road intersections of this subdivision,and formation <br /> of a zone in County Service Area No. 44 for the street lighting is required prior to approval <br /> of the Final Map to provide for the operation, maintenance, and improvement of street <br /> lighting facilities. <br /> r <br /> i <br /> 3 <br />
