" (LU/C, Page 23 ) <br /> Permitting residential development integrated into certain <br /> recreation areas would" allow the development of these . " <br /> areas to their full potential, thereby encouraging and <br /> promoting recreation industry in the County. <br /> E <br />{ "Protective zoning for agricultural lands wi.11 be enforced <br /> by prohibiting scattered residential , commercial <br /> industrial , or other uses unless they are directly related <br /> to the needs ofthe agricultural community. " (OS/C; Page 12 ) <br /> The proposal could create the opportunity for additional <br /> residential development in agricultural areas. However,. <br /> Commercial " Recreation areas "may be permitted in agri- <br /> cultural areas only on non-prime soils or, in unique <br /> F cases, on prime soils if the characteristics of the site <br /> are necessary for the functioning of the project ." This <br /> existing General Plan policy, in addition to.-the proposed <br /> requirement that the residences be integrated - into the <br /> recreation areas, should limit the impact on agriculture <br /> and reduce the potential for conflicts between the resi- <br /> dences and agriculture. <br /> SUBDIVISION <br /> The physical development for the project would result in 41.. <br /> residential units on a golf - course of 118+ acres . The golf <br /> course is bisected by Interstate 580 . In addition to the 41 <br /> residential lots, five additional lots will be- created, three <br /> of which- will be used as common open spaces, - one for the <br /> existing caretaker residence, and a 102-acre remainder parcel . <br /> Proposed characteristics of the development are follows: <br /> Phasing: <br /> Phase 1 - 14 units <br /> Phase 2 15 units . <br /> Phase 3 12 units. <br /> i <br />
