COMMENTS ON DEVELOPMENTS <br /> SU-91-16 <br /> 4 . Dedication to result in a 60-font right-of-way of "D" Street <br /> form Loomis Avenue to southerly property line of Lot 1 shall <br /> be required and improved from Gerald Avenue to southerly <br /> property line of Lot 1 conforming to County standards for a <br /> 60-foot right-of-way urban street. Dedication of a 20 ' X 20 ' <br /> corner cut-off ( snipe ) from owner of APN 171-190-23 at <br /> northwest corner of Gerald Avenue and "D" Street shall be <br /> required. <br /> 5 . A terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage <br /> for the subdivision. A study shall be provided by the <br /> applicant to determine if the system can drain into the <br /> existing storm drain line on Loomis Avenue or if a new line <br /> is required. <br /> 6 . The project shall be served by a public water system <br /> conforming to the requirements of the San Joaquin County <br /> Public Health Services Environmental Services Division and <br /> the Department of Public Works . A "Will Serve" letter from <br /> the California Water Service Company shall be required. <br /> 7 . The project shall be served by a public sewer collection <br /> system constructed in conformance with the requirements of <br /> the San Joaquin County Public Health Services Environmental <br /> 4 Services Division, the Department of Public Works, and City <br /> of Stockton. A "Will Serve" letter from the City of Stockton <br /> shall be required. <br /> 8. Street lighting shall be provided for the subdivision and the <br /> frontage of "B" and "D" Streets . <br /> 9. The development is subject to assessments under Improvement <br /> District No. 47 and Ash Street Lighting Maintenance District. <br /> Applicant shall initiate segregation of the assessments . <br /> 10 . The Traffic Impact Mitigation Fee is required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee is $2 ,627 .00 for each <br /> single family dwelling unit in the Stockton area . The fee <br /> shall be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. ) <br /> 11 _ This subdivision is approved for recording as a single unit, <br /> phasing is not approved. <br /> E <br />
