f. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on .the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future ribht-of-way line, including any corner cut-off (snipe). (Development Title Section 9- 1710.2[g]) g. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated inthe construction plans before.submittal to the Building Inspection Division: (1) Provide`parking for the physically disabled. The space(s) shall be located as close as possibleto the primary entrance (C.C.R., Title 24). (2) Provide-identification signs for the parking space(s) including the "tow away" sign at each entrance,or visible from each space (C.C.R., Title 24). (3) The slope of a parking space shall not exceed '/4 inch per foot(C.C.R., Title'24). (4) Provide':bne van parking space. (5) Provide;:restrooms conforming with all disabled access requirements .(C.C.R., Title 24) Uniform-Plumbing Code, Table 4-1. (6) Provide engineered plans for new structure, accessible restrooms, parking, and soils report. 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Alex Chetley, 468-3000) a. The site shall.-be designed to contain the storm water runoff on the site and prevent off-site sediment transport. Drainage facilities shall be provided to meet the requirements of San Joaquin Development.Standards to prevent the increased runoff release rate of storm water from discharging onto other properties. Retention basins shall be fenced with six-foot-high chain-link fences or equal when the maAmum design depth is 18 inches or more. The required retention basin capacity shall be calculated by a registered civil engineer, licensed contractor, or licensed architech prior to the release of building permits. (Development Title Section9-1135) b. The Water Sbpply Facilities Impact Mitigation Fee shall be required for this development. The fee is due and payable prior to issuance of the building permit. The fee will be based on;the current schedule at the time of payment. The fee shall be automatically increased on January 1 of each year through the year 2015 at the rate of 4.55 percent. A credit may be allowed if it can be verified that the existing development on this site was in operation on or after April 30, 1991. (Development Title Section 9-81$.4 and Resolution R-97-5) c. A copy of the Final Site Plan shall be submitted prior to the release of building permits. d. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has met the requirements of the Waste Plan Format for Development Projects, The Final Site Plan is required upon submittal of verification. e.
