Right turn in and out only restriction may be required on temporary <br /> basis. (Eight Mile Road Specific Road Pian). <br /> 5. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to <br /> result in up to a one hundred (100) foot wide right-of-way from the centerline of <br /> Eight Mile Road, beginning at the northeast property corner and ending at the new <br /> temporary driveway, and to result in a sixty seven (67) foot wide right-of-way from the <br /> centerline of Eight Mile Road, beginning at the temporary driveway and ending at the <br /> northwest property corner. (A $280.00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed.) <br /> (Development Title Section 9-1150.5) <br /> 6. The frontage improvements for Eight Mile Road shall be constructed in conformance with I <br /> the standards for one-half of the road as required by the Eight Mile Road Specific Road <br /> Plan. The construction of the frontage improvements will be deferred upon execution by <br /> the owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the Improvement Plan. (A $325.00 <br /> fee currently is required for processing per Development Title Table 9-240.2 in addition to <br /> a copy of the Grant Deed and an estimate for the required frontage improvements. The <br /> estimate shall be prepared by a Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Department of Public Works and submitted to the <br /> Department of Public Works for approval. As an option, the Department of Public Works <br /> will prepare the drawing and estimate for an additional fee of$140.00.) <br /> (Development Title Section 9-1150.2) <br /> 7. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $173.49 per <br /> daily trip-end generated in the Stockton area. The fee shall be automatically adjusted i <br /> July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record.) <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 8. ` The Water Supply Facilities Impact Mitigation Fee will be required for this,development. <br /> The fee is due and payable prior to issuance of the building permit. The fee currently is <br /> $423.00 per 1,000 gross square foot of building as Service Commercial. The fee shall <br /> be automatically increased on January 1 of each year through the year 2005 at the rate <br /> of 7.66 percent. The Final Site Plan shall delineate the easement recently acquired along Bear Creek. All <br /> proposed facilities including the retention basin, shall be located outside said easement. <br /> Flood Control Division). <br /> 11. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has addressed the items on the attached Waste Plan Format for <br /> Development Projects. Final Site Plan is required upon submittal of verification. <br />
