AN EXISTING CARETAKER RESIDENCE AND AN EXISTING GARAGE <br /> ARE INCLUDED IN THE PROJECT AS WELL, LOCATED ON THE WEST SIDE OF <br /> EL DORADO STREET, 2,000 FEET SOUTH OF FRENCH CAMP ROAD. (DISTRICT 1). <br /> APPLICANT: Steven M. Jones APN: 193-020-30 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. In addition, the existing San Joaquin County and City of Stockton Flood Insurance <br /> Studies , which delineate flood risks, floodplains and floodway areas, are currently being reevaluated. <br /> The reevaluation is being conducted by the Federal Emergency Management Agency, Region IX, <br /> Building 105, Presidio of San Francisco, California 94129-1250, telephone (415) 923-7186. The <br /> reevaluation may delineate additional flood risks. The official flood maps are available for review at <br /> the Department of Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps will be <br /> updated when the reevaluation process is completed. <br /> EI Dorado Street has a variable existing right-of-way width of 100-117 feet and a planned <br /> right-of-way width of 110 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of <br /> Sart; Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $852.00 per <br /> 1,000 gross square foot of building as warehouse generated in the Stockton area. The fee <br /> shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record.) A credit may be allowed if it can be verified <br /> that the existing development on this site was In operation on or after April 23, 1990. <br /> (Resolution R-00-433) <br />
