16. Geotechnical Investigation Recommendations: The applicant shall follow the <br /> recommendations of the Design-Level Geotechnical Investigation, prepared by Lowney <br /> Associates, August 26, 2005(Project No. 1424-19F). <br /> Timing: Inclusion of a cote on Improvement Plans approved by CDD and MHCSD prior to <br /> approval of Final Maps. <br /> HAZARDS <br /> 17. Hazardous Waste: Handling, use and storage of hazardous chemicals or materials including, <br /> but not limited to, asbestos shall be carried out in compliance with all applicable safety <br /> standards and coordinated County programs. Applicable standards shall be made part of the <br /> construction specifications for contractors. <br /> Timing: Improvement Plans, condition shall be met before approval of final maps. <br /> 18. Hazardous Materials The applicant shall follow the recommendations of the Neighborhood <br /> G Phase 11 Environmeital Site Assessment Report prepared by Condor Earth Technologies, <br /> Inc. July 9, 2002 (Project No. 2496U1), and of the Neighborhood G Response to Specific <br /> Mountain House Master Plan/Specific Plan I Environmental Program Requirements prepared <br /> by Condor Earth Technologies, Inc. February 14, 2002 (Project No. 2496Y). <br /> Timing: Improvement Plans shall be checked by CCD and County Environmental Health <br /> Department. Corrective actions shall be taken prior to the recordation of a Final Map or the <br /> issuance of a grading permit for the affected area,whichever occurs first. <br /> BIOLOGICAL RESOURCES <br /> 19. Compliance with SJCMSCP: The developers of the Tentative Map shall comply with the San <br /> Joaquin County Multi-Species Habitat Conservation and Open Space Plan (SJCMSCP). <br /> 20. Wetlands Protection: The applicant shall retain a qualified biologist or wetlands specialist to <br /> stake, using easily-observable flagging,the boundaries of all wetlands to be protected. The <br /> applicant shall organize and convene pre-construction conferences between the contractor <br /> and the project biologist or wetlands specialist to ensure that grading contractors recognize <br /> the importance of these resources and avoid all flagged areas. <br /> Timing: Improvement plans prior to commencement of grading operations adjacent to the <br /> Mountain House Creek corridor. <br /> AIR QUALITY <br /> 21. Temporary Construction Emissions: Comply with the rules of the San Joaquin Valley Air <br /> Pollution Control District(SJVAPCD) regarding reducing dust emissions during construction. <br /> During construction, the following measures shall be implemented: <br /> A. While in transport, all earth material transported off-site shall be either sufficiently <br /> watered or securely covered to prevent excessive amounts of dust. <br /> B. All internal combustion engine driven equipment shall be properly maintained and well <br /> tuned according to the manufacturer's specifications. <br /> 4 <br />
