The MHCSD General <br /> Manager may defer a condition if bonding is provided and it can be demonstrated to the <br /> satisfaction of the MHCSD General Manager that it is not required for the phase of Tract 3636 <br /> being developed. <br /> 11. All street sections shall meet all applicable State Fire Code requirements as determined by <br /> the MHCSD General Manager. <br /> 12. Restricted access shall be shown on the Final Map and shall be in accordance with the <br /> Master Plan, the Design Manual, and the MHCSD's Specifications and as directed by the <br /> General Manager, <br /> 13. Record Drawings shall be provided prior to acceptance of the improvements by the MHCSD. <br /> Record Drawings shall also be provided in digital format consistent with MHCSD File Format. <br /> 14. Final Map Digital File: A digital file of the Final Map shall be submitted to the MHCSD and to <br /> the Community Development Department. The digital file format shall be consistent with <br /> requirements of the County Assessor and Community Development Department GIS division <br /> and the MHCSD digital file format. Condition shall be met prior to approval of Final Map. <br /> 15. Geotechnical Report: All infrastructure designs shall be shown on the grading and <br /> improvement plans and shall comply with and incorporate the recommendations of the <br /> Geotechnical Engineering Studies. Condition shall be met before approval of Final Map. <br /> 16. Prior to issuance of the first building permit,the developer shall comply with the most recent <br /> update of the Community Facilities Fee (CFF) Plan and the TIF as determined by the <br /> MHCSD. <br /> 17. Recyclable Construction Waste: Recycling of construction wastes, such as wood and <br /> metal, shall be made part of the improvement plans and construction specifications for <br /> contractors in compliance with MHCSD requirements. Condition shall be met before <br /> beginning of any construction. <br /> 16. Except where allowed otherwise by the MHCSD, the grading of the project shall be such that <br /> all storm water runoff shall drain to public streets, public alleys, Mountain House Creek, or <br /> drainage facilities within easements for storm drainage purposes. Runoff across property <br /> lines to adjacent private property(not including alleys that have storm drainage facilities <br /> maintained by the MHCSD or a homeowner's association)shall not be allowed. <br /> 19. Traffic shall comply with the Construction Truck Management Plan administered by the <br /> MHCSD. Project construction plans shall include specifications to the contractor outlining <br /> compliance requirements. <br /> 20. To control erosion and sedimentation during project construction and operation, the developer <br /> shall comply with MHMP policies, MHMP mitigation measures, and Phase I and II NPDES <br /> permit requirements, including the preparation and implementation of a SW PPP that outlines <br /> BMPs to be followed to minimize erosion and sedimentation during project construction and <br /> operation. <br /> 21. Water Quality Basins Mosquito Abatement: Plans for the implementation and <br /> maintenance of the water quality basins and any other storm drainage facilities involving open <br /> bodies of water shall be reviewed and approved by the MHCSD and if required by the <br /> MHCSD, reviewed by the mosquito Abatement District.
