The fee is due <br /> and payable at the time of building permit application. <br /> VI. MODESTO IRRIGATION DISTRICT (STAFF CONTACT: CELIA ACEVES <br /> 209-526-7373) <br /> 1. In conjunction with related site/road improvement requirements, existing underground electric <br /> facilities within or adjacent to the proposed development shall be protected, relocated or <br /> removed as required by the District's Electric Engineering Department. Appropriate easements <br /> for electric facilities shall be granted as required. <br /> 2. Installation of electric facilities shall conform to the District's Electric Service Rules. <br /> 3. A PUE is required around the District's facilities adjacent to all existing and proposed street <br /> frontages as required by the most recent Mountain House Community Services District's <br /> Development Standards. <br /> 4. Electric service to the individual lots is not available at this time. Customer should contact the <br /> District's Electric Engineering Department to arrange for electric service to the project. <br /> Additional easements may be required with development of this property. <br /> VII. TRACY FIRE (STAFF CONTACT: STEVE DALTON,468-2229) <br /> 1. All fire hydrants in residential areas shall be spaced at a maximum distance of five hundred <br /> (500)feet. <br /> 2. Hydrants shall not be placed in dead-end alleys. <br /> 3. Fire department connections shall be placed within one hundred and fifty(150)feet of a fire <br /> hydrant. <br /> 4. All fire apparatus access roads public or private shall have a minimum unobstructed width of <br /> twenty(20)feet and a vertical clearance of thirteen (13)feet six (6)inches. <br /> 5. Any street less than fifty feet in width shall have restricted parking, with appropriate signage <br /> and curbs painted with red paint. The Fire Department shall have final approval on all fire <br /> lane designation, signage, and curb markings. Typical signage shall be"No Parking—Fire <br /> Lane". <br /> 6. All structures (residential, commercial, or industrial)shall have addresses posted on the <br /> applicable structure on the public or private street and such numbering shall be readily visible <br /> and of a contrasting color. <br /> 7. Multiple occupancy residences consisting of two (2)or more dwelling units in a single building <br /> shall be provided with a fire apparatus access roadway around the entire structure or a <br /> residential fire sprinkler system complying with applicable codes. When a fire sprinkler <br /> system is installed in lieu of the fire apparatus access road, it shall be monitored by an <br /> approved fire alarm system and an audible alarm shall be installed in each living unit and all <br /> shall be linked together so that when the alarm activates, it will activate all alarm audible <br /> 12 <br />
