b. The driveway approach for the northerly-most driveway shall be improved in accordance with the <br /> requirements of San Joaquin County Standards Drawing No. R-17 prior to the release of building <br /> permits. (Development Title Section 9-1145.5) <br /> c. All access gates shall be set back a minimum of 30 feet from the centerline of Pearson Road and <br /> shall remain open during hours of operation. <br /> d. Vehicular parking for special events shall be on the site. Parking within the County right-of-way <br /> along Pearson Road is strictly prohibited. <br /> e. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a 30-foot- <br /> wide right-of-way from the centerline of Pearson Road to the property across the parcel's frontage. A <br /> fee is currently required for processing the agreement per Development Title Table 9-240.2 as well <br /> as a copy of the most current grant deed of the subject property. The fee will be based on the <br /> current schedule at the time of payment. (Development Title Section 9-1150.5) <br /> f. The site shall be designed to contain the storm water runoff on the site and to prevent off-site <br /> sediment transport. Provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards to prevent the increased runoff release rate of storm water from discharging <br /> onto other properties. Retention basins shall be fenced with a six-foot-high chain-link fence or equal <br /> when the maximum design depth is 18 inches or more. The required retention basin capacity for the <br /> entire site shall be calculated by a registered civil engineer, licensed contractor, or licensed architect <br /> prior to the release of building permits. (Development Title Section 9-1135) <br /> g. A storm water soil loss prevention plan designed specifically for the construction phase of the <br /> proposed project and conforming to the Nattional Pollutant Discharge Elimination System (NPDES) <br /> General Permit for Storm Water Discharges Associated With Construction Activity(General Permit) <br /> shall be sobrhitfed'for review and approval prior to'building-permit release:'Th6_0lan shall cover the <br /> prevention of soil loss through storm water run-off, erosion of sedimentation, and/or dust/particulate <br /> matter air pollution. <br /> h. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable <br /> at the time of building permit application. The fee will be based on the current schedule at the time of <br /> payment. The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> 9 <br /> Construction Cost Index as published by the Engineering News Record. (Resolution R-00-433) <br /> i. The Regional Transportation Impact Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee will be based on the current schedule at <br /> the time of payment. (Resolution R-06-38) <br /> j. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> k. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met <br /> the requirements of the Waste Plan Format for Development Projects.
