ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways-shall have a width of no less than twenty-five(25)feet for two-way aisles and <br /> sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) This project will be-required to comply with the ModeF Water Efficient Landscape Ordinance <br /> Requirement-per California Code of Regulations,Title 23, Division 2, Chapter 2.7. <br /> (2)The parking area shall be landscaped as specked in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within <br /> the perimeter of the parking area, not including landscaping along the street frontage. Three <br /> (3)trees shall be planted, evenly spaced throughout the parking lot. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (4) A minimum two (2) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> East State Route 88, shall be installed across the frontage of the parking parcel (APN: 019- <br /> 050-03)(Development Title Section 9-1-020.7) <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be <br /> six (6) to seven (7)feet in height. Outside storage is not permitted in front yards, street side <br /> yards, or in front of main buildings.
