4 <br />G <br />(2) The proposed monument sign may not exceed ten (10) feet in height and sixty (60) square feet <br />per sign face. <br />(3) Freestanding signs shall not be placed closer than seventy-five (75) feet from any other <br />freestanding signs. (DevelopmentTitle Section 9-1710.4(h)) . <br />I. TREE PRESERVATION: Future development on the parcel shall be consistent with the <br />requirements of the County's Tree Preservation Ordinance. (Development Title Section 9-1505.2) <br />m. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County <br />Ordinance requirements will be applicable and shall be incorporated in the construction plans before <br />submittal to the Building Inspection Division: <br />(1) All design work shall be by an architect or engineer. <br />(2) The proposed use will change the occupancy from an R-3 occupancy to an MIB occupancy <br />(U.B.C. Section 3405). The structure must be brought into compliance with all current code <br />provisions, including structural, plumbing, mechanical, electrical, energy, and disabled access <br />requirements. <br />(3) Provide restrooms conforming with all disabled access requirements. (C.C.R., Title 24) <br />(4) The Construction Site Plan shall indicate the following: <br />A. Provide parking for the physically disabled. The spaces shall be located as close as <br />possible to the primary entrance (C.C.R., Title 24). <br />' B. Provide identification signs for the parking spaces, including the "tow away" sign at each <br />entrance or visible from each space. (C.C.R., Title 24) <br />C. The slope of a parking space shall not exceed % inch per foot. (C.C.R., Title 24) <br />D. Provide one (1) van parking space. <br />(5) A. one- (1) hour firewall will be required to separate the public area from the wine production <br />area. <br />n. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br />requirements will be applicable and shall be incorporated in the construction plans before submittal <br />to the Community Development Departmentfgr a building permit: <br />(1) Fire flow and hydrants will be provided for the proposed project by the use of <br />A. Public water mains (Appendix Ill=A and III -B of the California Fire Code). <br />B. Static water supply (NFPA 1231 of the National Fire Code). <br />(2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br />Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br />(3) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br />i (4) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1, of <br />Volume 2. <br />Conditions of Approval - 3 - UP -01-8, <br />
