The folling are the areas zoned C-FS thi'dre closest to the <br /> proposed project: <br /> M Approximately 10 miles north at the intersection of State <br /> Route 99 and Jahant Road, approximately 4-acres. <br /> ■ Approximately 9 miles south of the parcel at the <br /> intersection of State Route 99 and Eight Mile Road, <br /> approximately 16 acres. <br /> .The proposed project appears to meet the General Plan <br /> requirement of clustering of uses. <br /> (c) Freeway service areas shall be limited in areas in order to reduce impacts <br /> on surrounding land uses and control the physical and visual extent of <br /> these areas; <br /> • The applicant is proposing to change the designation on the <br /> 17 acres of two parcels containing 37.02 acres. The <br /> surrounding parcels are agricultural with scattered residences <br /> except for a vacant Crossroads Commercial parcel to the <br /> southwest. <br /> (d) Freeway services area shall be developed so that buildings occupy no <br /> more than 60 percent of the lot and are no more than 3 stories in height; <br /> • Any underlying project would have to meet this requirement. <br /> (e) Freeway service areas shall be designed in an attractive manner that <br /> creates a favorable impression of the County by considering the overall <br /> site design, landscaping, scale of development, signage; relationship to <br /> adjacent uses, circulation and parking, and architecture. <br /> Any underlying project would have to meet this requirement. <br /> Service Requirements <br /> The General Plan and Development Title contain the following requirements for <br /> the provision of services. When an underlying project is processed it will be <br /> subject to the following service requirements. A lot line adjustment has been <br /> applied for to make the proposed C-FS zone a single parcel. <br /> • Wastewater Treatment : In Freeway Service Areas outside of <br /> communities, a public wastewater system for at least each side of the <br /> freeway. (General Plan, Volume 1, pg. 1V-103) A wastewater disposal <br /> system serving only one existing parcel may be privately owned and <br /> operated until additional parcels are served; then it shall become a public <br /> wastewater disposal system.
